Subdivision Design
This project, currently under development, will utilize the efforts of the land development and landscape architecture departments. LEAP Engineering, LLC, has created a land plan for a 243-acre site. This site will focus primarily on single-family residences. Twenty acres have been reserved for the construction of a new elementary school in Barbers Hill I.S.D. Adjacent light commercial tracts will provide opportunity for small professional offices.
The land plan utilizes a modified-grid pattern that fits the rectangular tract well. Two outlet points for cross-connectivity with adjacent tracts of land will reduce the impact of traffic on FM 3360 and FM 146. The Settlement at Cherry Pointe will be the first development in Mont Belvieu to utilize wet detention ponds to mitigate the impact of stormwater runoff. These ponds will include vegetation that will improve the water quality even though it is not required to do so.
Design challenges for this development will be to navigate the improvements around existing petroleum pipelines and the design of a deep sanitary sewer system that will connect to future capital improvements projects by the city. Back to Projects |
