Subdivision Design

Crown Team Texas wanted to expand their unique 42 acre subdivision development in the City of Beaumont by another 86 acres. This subdivision of luxury homes consists of 39 lots surrounding a 16 acre lake.

The land plan, which was developed by the client and their planner, extended the entrance road across a major drainage structure and into the loop surrounding the lake.

The challenge to balance the amount of excavation with the amount of fill was met by the elevation of the two peninsula roads. The lots on the peninsular streets will have a commanding view of the development.

Coordination with three local regulatory entities was crucial to the establishment of a water source to replenish the pond and provide a cost-effective irrigation solution.
